Financial disclaimer

Property-Compass Ltd is not authorised or regulated by the Financial Conduct Authority (FCA). Our tools, figures, and content are for information only and are not financial advice. Capital at risk: property can fall in value, and you may get back less than you invest.

Read the full financial disclaimer.

Our pages show these points as short notes beside the figures they apply to. Each note links to its full text below.

Calculator results

Our calculators provide calculations for illustrative purposes only, and they are not financial advice. Property investment carries significant risk, including loss of capital. Past performance and historical data do not guarantee future results. Yields, returns, and projections are estimates based on your inputs and assumptions. Capital at risk. Property Compass is not FCA regulated and does not provide regulated financial advice.

Market data

Market data comes from HM Land Registry, the ONS, and the other sources listed under Data sources and attributions. It is updated weekly but is subject to processing delays. Historical prices and rents do not predict future values. Data shown is for reference only and is not investment advice; verify it independently before you rely on it. Capital at risk. Property Compass is not FCA regulated.

Content posted by members

Deals and information posted by members are not verified by Property Compass. We review Deal Board posts before they are published, but publication does not mean that we recommend or endorse a deal. Always verify all financial information yourself before making an investment decision. This is not financial advice. Capital at risk. Property Compass is not FCA regulated.

Crowdfunding

Only crowdfunding platforms holding the relevant FCA permissions are regulated. Do not assume a platform is authorised. Verify the platform on the FCA Register at register.fca.org.uk before investing. The Financial Services Compensation Scheme (FSCS) does not protect crowdfunding investments, so you may lose some or all of your money if the platform or underlying business fails. Returns are not contractually guaranteed. Capital is at risk. The crowdfunding calculator is for illustrative purposes only and is not financial advice.

Furnished Holiday Lettings

From 6 April 2025, the Furnished Holiday Lettings (FHL) tax regime was abolished. Properties that previously qualified as FHLs no longer receive mortgage interest deduction at marginal rates (it is now restricted to a 20% basic-rate credit, as for standard buy-to-let), capital allowances on furnishings and integral features, or relevant earnings treatment for pension contributions. Verify post-2025 tax treatment with a qualified accountant before relying on our projections.

Tax on flips

HMRC often treats profits from buying, refurbishing, and reselling property as trading income charged to Income Tax rather than Capital Gains Tax, but that classification is contested, not settled: the "badges of trade" tests decide it case by case, and some flips are taxed as capital gains instead. For individual purchases in England, Wales, and Northern Ireland, the figures are flat-rate illustrations at 20%, 40%, and 45%. Scottish estimates apply progressive bands using your other income. Company purchases show a Corporation Tax estimate instead, at the same rates across the UK. Rental figures are before tax on rental income.

The figures do not include Class 4 National Insurance, which may also be due if your profits are trading income. This is an estimate, not tax advice. Verify your position with a qualified accountant or tax adviser before relying on these figures.

VAT registration threshold

A business must register for VAT when its taxable turnover for the last 12 months goes over the registration threshold, or is expected to in the next 30 days. The test counts all the taxable turnover of your business, not just one property, so it can apply sooner. If your business is already VAT registered, the threshold does not apply to you. Once registered, VAT comes out of the price guests pay, so takings can rise while income falls. Our net-of-VAT figures take that VAT share off the takings and keep your costs as entered, as an illustration at the standard rate: whether your lettings are standard-rated, and what you would pay, depends on your circumstances. Check with your accountant before relying on these projections.
