Property Compass® is the analysis layer for UK property investment. We build the tools serious investors need to research districts, model strategies, and invest with confidence.

We started as a WhatsApp group of property investors and built the platform we wished existed: rigorous financial modelling, traceable market data, and research tools, all in one place.

Our Data Sources

Every number has a source. Property Compass combines official UK government and regulatory sources with commercial data from PropertyData:

  • HM Land Registry: Price Paid Data and House Price Index, updated weekly under the Open Government Licence
  • Office for National Statistics: House Price Index and Private Rental Market Statistics
  • PropertyData: Yields, demand indicators, flood risk, and planning applications
  • police.uk: Street-level crime counts behind each district's crime rating, under the Open Government Licence
  • EPC Open Data: Energy Performance Certificate ratings
  • HMRC: Current Stamp Duty Land Tax rates and thresholds
  • Bank of England: Base rate for mortgage stress-testing

Data is ingested weekly and every figure is traceable to its named source.
