Property Compass is the analysis layer for UK property investment. We build the tools serious investors need to research districts, model strategies, and invest with confidence.

We started as a WhatsApp group of property investors and built the platform we wished existed: rigorous financial modelling, official market data, and research tools — all in one place.

Every number has a source. All market data comes from official UK government and regulatory sources:

  • HM Land Registry — Price Paid Data and House Price Index, updated weekly under the Open Government Licence
  • Office for National Statistics — House Price Index and Private Rental Market Statistics
  • PropertyData — Yields, demand indicators, crime statistics, flood risk, and planning applications
  • EPC Open Data — Energy Performance Certificate ratings
  • HMRC — Current Stamp Duty Land Tax rates and thresholds
  • Bank of England — Base rate for mortgage stress-testing

Data is ingested weekly and every figure is traceable to its official source.
