- Fixed Manually added portfolio properties can now save and edit their complete financial details — including price, mortgage, rent, running costs, tenant details, and strategy — so portfolio value, cash flow, yield, and DSCR no longer remain at zero. Cash purchases can be edited without inventing a mortgage term. If the financial save fails after the property is added, retrying finishes the same property instead of creating a duplicate.
- New Your earnings statement now shows the server-computed total for a closed period — the exact amount to put on your invoice — instead of asking you to add up the pages yourself. If the total cannot be loaded it says so; it never shows £0.00 in place of an answer.
- New Becoming a coach is now a guided journey from the invitation email to your first booking setup: dead links say exactly what happened (expired, already accepted, or withdrawn) before you sign in, the invitation states who it is for and confirms you are signed in with the invited address, your pay terms are stated in full before you accept, and accepting opens "My practice" immediately — no sign-out — with the two setup steps that make you bookable.
- Fixed An invited coach can now open and accept their invitation in the browser even while new consultation business is paused — the invitation pages had stayed dark after the underlying acceptance service was already reachable.
- New "My practice" is now a six-area workspace — Today, Schedule, Services, Clients, Earnings and Profile — so a coach can see what needs their response, when members can book them, what they offer, who they have worked with, what they have earned, and how members see them. Older links open the matching area.
- New Schedule now previews the next fortnight of bookable capacity alongside your weekly hours, counting only hours a member could still take — anything already booked is never offered as free.
- Improved While new consultation business is paused, Schedule and Services stay readable — you keep seeing your own week and your own offer — with the controls that would sell something new removed. Everything already agreed stays fully workable.
- Improved Services now states your share of each booking, and shows a free consultation as Free rather than £0.00.
- Improved A refund that could not be completed now says so on the consultation, and says an administrator is handling it, instead of leaving the outcome unexplained.

- New The public pricing page now explains Consultations up front: three example sessions at exact VAT-inclusive prices, how booking works, and the small print — a Member subscription unlocks booking and never includes a session.
- Improved Consultation commercial terms are now one platform-wide rule: the coach receives 94% of the member price excluding VAT and Property Compass retains 5% of the member price including VAT. The terms are recorded when a booking is accepted, so a later change never alters what an agreed consultation pays, and refunds reverse at the same rate. Terms of Use, the coach invitation, and the Admin payouts page all state the rule.
- New Members and coaches now get a warning four hours before a consultation's payment deadline, so an unpaid booking is never lost without notice.

- Fixed Administrators must now select a live coach who is accepting requests when they book a consultation. The booking is assigned to that coach, while existing ownerless consultations remain available.
- Fixed A member who accepts a coach invitation can use their coach pages straight away, in the same session, and is no longer signed out shortly afterwards. Coach access also ends promptly when a coach is suspended, and a coach-only suspension no longer signs the member out of the rest of the site.
- Fixed Deal Finder: choosing "+ Add preferred strategy" now opens a compact scrollable menu next to the button instead of expanding the full strategy list inside the card — the expansion could reshuffle the criteria cards so the list appeared somewhere else on the page, which made the button look like it did nothing.
- New Coaches can now see what they have earned, session by session, in their own statement — including any goodwill or corrective adjustments an administrator has recorded. Amounts are shown only to the coach they belong to.
- New Administrators can prepare a monthly payout for a coach, attach the coach's invoice, approve it, and record that it was paid. Recording a payment does not send money; payments are still made separately, and the page says so at the point of the action.
- New Administrators can record a reasoned adjustment against a coach's earnings, and correct an earlier one. Nothing is ever edited or deleted: a correction is a new opposite entry, so both the original and the correction stay visible.
- New Administrators can check the recorded figures against the payment provider on demand, and export a bookkeeping spreadsheet for a chosen period. The check reports what disagrees and never changes anything by itself.
- New Coaches now have an attention-first dashboard for requests needing a response, sessions waiting on a member, upcoming work, and filterable history. Session notifications open the selected detail, and existing work stays available if new consultation bookings are paused.
- Fixed The signed-in header now fits on small mobile screens without controls spilling beyond the page.

- Improved The app now recovers faster when the database is under heavy load — it no longer retries queries that have already timed out, so a single slow request is much less likely to cause knock-on timeout errors on other pages.
- Improved Deal Finder broad searches (no filters, or filters across a wide area) now return far faster — results are ranked from a pre-computed per-property metric instead of a slow live calculation over every listing.
- Fixed The rental price filter and price sort on the search grid itself now use the monthly-equivalent figure. The previous fix corrected searches, map pins, saved-search alerts and exports, but the grid narrows and re-sorts results on your device as you adjust the sliders — and that still worked from the advertised figure, so a yearly-quoted rent could vanish the moment you touched the price filter, and sorting by price mixed weekly, monthly and yearly listings together. Cards still show the price exactly as advertised; only the comparison behind the filter and sort changed.
- Fixed Rental price filters now compare like with like. Rents are advertised per week, per month, per quarter or per year, but the price filter was comparing whichever figure the listing used against your monthly budget — so a £24,000-a-year flat (£2,000 a month) was hidden from a "£2,000 max" search, while a £520-a-week flat (£2,253 a month) slipped through it. Rent searches, map pins, saved-search alerts and CSV exports now all work from the monthly-equivalent figure, and sorting by price orders by true monthly cost instead of mixing cadences. Around 9,400 rental listings were being wrongly excluded from a typical £2,000 search. Listings whose advertised frequency we can't interpret are left out of price-bounded searches rather than guessed at, and still appear when no price limit is set. Sale prices are unaffected.
- New The six conversion calculators are now fully usable. Commercial-to-residential, HMO conversion, multi-flat, multi-serviced-accommodation, mixed-use, and ground-up new build now have proper input forms instead of a "coming soon" placeholder — set up the site, add each output unit (type, size, build cost, sale value, rent), and get an instant appraisal with GDV, build costs, profit-on-cost, a planning verdict, and a per-unit breakdown. Each calculator starts from a sensible worked example you can edit.
- Improved Every conversion calculator field and result now has a plain-English glossary definition. Hover the info icon beside any input (site details, VAT treatment, planning posture, output units) or result (GDV, gross development cost, profit-on-cost, the VAT lines, planning verdict) to see what it means — 92 new conversion terms, all searchable on the Glossary page.
- Improved The whole in-app glossary is now complete. A batch of existing definitions that the calculators referred to had never actually reached the live Glossary page or its tooltips; those are all present again, so every calculator's info-icons resolve (the glossary went from 155 to 306 terms).
- Improved Recovered price history that had already been lost. Keeping price history when a property comes off the market (shipped in 1.55.0) only protected trails from that point on — roughly 159,000 historical asking-price records had already been deleted before it landed. Those have now been restored from our source data, along with 1,358 properties that were missing from the database entirely. Like the retained history, this builds the record behind the price-trail views rather than being something you can browse on its own yet.
- Fixed Stopped stale investment figures from lingering on properties whose listing had been fully removed from our records. Housekeeping that permanently clears out old listing data wasn't also clearing the calculated returns that depended on it, so a small number of properties kept showing figures for evidence that no longer existed.
- Fixed Three property search and Deal Finder price-filter bugs. Changing your minimum price on Search could show results from a moments-old search of the same map area rather than the new floor; map pins didn't respect a minimum price the way the results list did, so pins and the list could disagree; and a Deal Finder price range could occasionally match a listing based on its monthly rent rather than its sale price.
- Fixed Deal Finder no longer shows an old strategy result after a property stops qualifying for that strategy, and rental strategies now remain available even when the property has several newer sale listings.
- Fixed Stale and withdrawn listings are being removed again. Cleanup now works through the backlog gradually in small batches and reports failures accurately instead of appearing successful while removing nothing.
- Fixed Missing postcodes are now filled in more evenly across all areas. The hourly background job that looks them up was re-checking the same small set of listings every run — any listing that kept failing blocked all the later ones — so it now works through the whole backlog fairly, one slice a day. Separately, the safety switch that pauses listing refreshes during a data-source incident now stops an in-progress refresh within minutes (previously it could keep running for up to three hours), and any postcode lookups still waiting when a refresh stops are now logged rather than silently dropped.
- Fixed Rent-to-Rent and Rent-to-SA deal scores now read the rental price at the cadence the listing actually quotes it in. Listings advertised per week or per year were being treated as monthly, so weekly-priced rentals scored around four times too low — good deals were being filtered out of Deal Finder — and yearly-priced ones scored twelve times too high. Where a listing doesn't say what period its price covers, we now leave those two strategies unscored rather than guess.
- Fixed Your subscription's renewal date now stays correct. A change to how our payment provider reports billing periods meant the date could be wiped whenever your subscription was updated — changing a card, switching plan, or scheduling a cancellation — leaving the Subscription page showing a nonsense renewal date until your next payment came through. Your access was never affected.
- Improved The Property Compass® mark now appears everywhere the brand does — site headers, every email we send, and PDF, spreadsheet and CSV exports — not just page footers and the Terms page.
- Improved Price history is now kept when a property comes off the market. Previously, once a listing was withdrawn or sold its entire asking-price trail was deleted — so you could never see what a property had been marketed at, how long it sat, or whether it was relisted at a lower price. From now on that history is retained against the property itself, and only the listing's own details (its link and photos) are removed.
- Fixed Property detail lookups work again. A stale browser identity meant the site we source listing details from was refusing almost all of our requests, so extra details (like exact postcodes) stopped being filled in. Those lookups now succeed again.
- Fixed Signing in with a new method now requires a verified email address before it will connect to your existing account. If you register with email and password on an address you already use with Google (or the reverse), you'll be asked to click the verification link we send you before the two are linked.
- Fixed Rental listings are being refreshed again. A scheduling fault meant the background sweep never reached the rental channel, so rental data had been going stale since mid-June. The sweep now covers both sale and rental listings for an area together and resumes where the previous run stopped, so rental coverage rebuilds area by area over the coming weeks — stalest areas first — rather than all at once.
- Improved Area coverage is now fair and self-healing — the least-recently-updated areas are always refreshed first, so no area can be left behind.
- Improved Listing data refreshes about twice as fast. The background sweeps now run on a shorter cycle, roughly halving how long a full pass over every area takes.
- Improved Property Compass is now a UK registered trade mark (UK00004373685). Site footers and the Terms page now carry the ® notice.
- Fixed Editing a saved calculator analysis no longer leaves "Save changes" unclickable — changes save in place under the analysis's existing title, no postcode or new title required
- Fixed Property Search now shows one clear message when your filters remove every result at the result cap (tighten the radius, or zoom in), instead of two contradictory hints
- Fixed Admin stale-data alerts now reach every admin even if one notification fails along the way
- Fixed Property Search: the "showing 1,000 — tighten the radius" header hint now disappears once your filters remove every result, instead of contradicting the 0-results message below it
- Fixed Flip calculator now includes ground rent and service charge in its costs and profit. If you entered leasehold costs on a flip, they were being ignored — your total costs, net profit, profit on cost and annualised ROI were all showing the freehold figures.
- Improved Property Search and map pins are dramatically faster — dense city viewports that previously timed out now load instantly on repeat views (searches and the pin layer are served from a short-lived cache; behind the scenes the map's heaviest queries were rebuilt after profiling against a full-size data copy)
- Improved Properties carry a floor area more often behind the scenes — where a property has an Energy Performance Certificate on file, its published floor area fills the gap when the listing itself doesn't quote one, so deal analysis and £/sqft comparisons cover more of the market (a floor area quoted on the listing always takes precedence; coverage grows as listings refresh)
- Fixed Glossary definitions for Net Initial Yield and Equivalent Yield — and the verdict wording that cites them — now match exactly what the commercial calculators compute
