Gross vs Net Yield
- Gross yield — total annual rent divided by purchase price. Quick screening number.
- Net yield — annual rent minus running costs (management, maintenance, insurance) divided by purchase price. More accurate picture of real returns.
UK Benchmarks
- Gross yield ≥6% is generally considered viable for BTL
- Net yield ≥5% after costs
- Monthly cash flow positive after all expenses including mortgage
